XLB and Pictet Alternative Advisors have completed four new leases which sees a digital consultancy, Vega, Outset Studio Group and Todd Architects move into Fourways, Manchester.

An unnamed digital consultancy has completed the lease on part of the second floor, securing 3,218 square feet of fully fitted workspace for £37.50 per square foot on a three-year term.

Vega, a co-production agency, is taking part of the fourth floor, leasing 1,918 square feet on a three-year term for £35 per square foot.

Outset Studio Group, which provides podcast studios for hire, has also leased part of the fourth floor, taking 770 square feet of space for £32 per square ft on a three-year term.

Todd Architects, a leading UK practice, will take 990 square feet of space on the fifthfloor for £33.50 per sq ft on a five-year term. It was represented by Sixteen Real Estate in this deal.

Fourways is a converted Grade II-listed building built in 1906 and holds a good in-use BREEAM rating. On Hilton Street in the Northern Quarter area of Manchester city centre, the property has five upper floors, totalling 59,000 square feet after a substantial refurbishment in 2018.
